1.
Your
payment is due one month before check in, so that keys and parking
passes can be sent to your home in plenty of time.
2.
By
renting this property you are assuming all risk of and liability for any damage
done to person or property, agents, employees, or visitors occasioned by the
present or future condition of the premises, both latent and manifest. We will
not be responsible for accidents or injury to guest or loss of money or
valuables of any kind.
3.
We
cannot guarantee air conditioners, televisions, VCRs, appliances, etc. No
refund or rate adjustment will be made for mechanical failures. In case of
breakdown, we will strive to repair it as soon as possible after being notified
by you of the problem.
4. The phone in the unit has
been equipped with a long distance block. You may call out by dialing 0+ number
and charging it to the other party or to a calling card. Long distance calls
can be received. The number in the unit is 251-974-1861

If
you become locked out, the guard will let you in. If you forget your key,

Linens
are furnished but you will need to bring beach towels. No linens will be
exchanged during your stay.
7.
There
is a port-a-crib, high chair, baby back-pack in the unit. Please be responsible
to clean and dry these if you use them. Sheets for these will not be
furnished, but you can use the sheets for the hide-a-bed, if you are not using
them for the hide-a-bed.
8.
The
TOTAL NUMBER occupying the unit CANNOT EXCEED SIX.
9.
THIS IS A NO-SMOKING UNIT. Evidence of smoking in
the unit will cause forfeiture of entire rent and deposit and immediate tenant
eviction.
10. NO PETS are allowed in or on
vacation property premises. A pet or evidence of a pet found on premises will
cause forfeiture of entire rent and deposit and immediate tenant eviction.
11. NO HOUSE PARTIES allowed.
Violations are grounds for tenant eviction without refund or rent or deposit.
No sororities, fraternities, school or civic groups allowed. WE DO NOT RENT
TO GROUPS OF YOUNG PEOPLE UNDER THE AGE OF 25.
12. WE RESERVE THE RIGHT not to refund deposits,
refuse rental or to discontinue occupancy if in our judgment your occupancy of
the unit is detrimental to the property. As we reserve the right to enter the
premises at any time for the purpose of inspection, repair, management or
showing to prospective buyer. Property may not be used for any unlawful
purpose.
13. If you must CANCEL or
CHANGE DATES, on daily or weekly rental, a 30 DAY NOTICE PRIOR TO
ARRIVAL must be given for your payment to be refunded or transferred. If cancellation or change occurs more than
30 days from reserved dates, your deposit will be refunded. If cancellation or
change occurs less than 30 days from the reserved dates, we will do all that we
can to re-rent the unit on those dates. If the unit is re-rented, you will receive
your payment (including deposit), minus $50 cancellation fee. If it is not re-rented, your payment will not
be refunded.
14. If less than 30 days notice
is given, the deposit will be held for lost rent, unless the unit is re-booked
for the same rental period. MONTHLY reservations require a 90 DAY
NOTICE prior to arrival for cancellation or changes. Without a 90 DAY
NOTICE the deposit will be held for loss of rent, unless the unit is
re-booked for the same rental period.
15. Your deposit is placed in
an account. This deposit DOES NOT APPLY TO RENT. OUR CHECK for your FULL
DEPOSIT WILL BE MAILED within 14 days after we receive the keys and
evaluation, provided there is no damage, the unit is left reasonably clean
(dishes, cookware, etc., must be washed and placed in cabinets), and trash is
removed and placed in proper outside container.
16. PARKING - A maximum of TWO CARS
per unit are allowed by Sugar Beach Condo Association. Condos prohibit
boats, trailers, jet-skis and motor homes from Memorial Day to Labor Day (due
to lack of space). A parking pass is required for each car, at a cost of
$15 each (plus tax). If an additional
pass is needed once you are there, they can be purchased for $20 from the
guard.
17. There will be a $5 charge
for lost keys.
If a key needs to be delivered to you by the housekeeper, there will be a $10
charge for that delivery (in addition to the key charge).
18. If the housekeeper has to
remove trash, there will be an additional charge, as you are responsible to
remove trash and any items from the refrigerator.
