Rental Agreement
- This agreement (read and signed) along with
your first ½ payment (including tax) will reserve your dates.
- Your second ½ payment, plus your deposit ($50
for returning guests and $150 for new guests) is due 45 days before
check in, so that check-in information can be sent to your home in
plenty of time.
- Anyone renting within one week of stay may be
asked to overnight the check.
- By renting this property you are assuming all
risk of and liability for any damage done to person or property, agents,
employees, or visitors occasioned by the present or future condition of
the premises, both latent and manifest. We will not be responsible for
accidents or injury to guest or loss of money or valuables of any kind.
- We cannot guarantee air conditioners,
televisions, VCRs, appliances, etc. No refund or rate adjustment will be
made for mechanical failures. In case of breakdown, we will strive to
repair it as soon as possible after being notified by you of the problem.
- The number in the unit is
252/255-6311.
- Linens are furnished but you will need to
bring beach towels. No linens will be exchanged during your stay.
- The TOTAL NUMBER occupying the unit CANNOT
EXCEED SIX. This is very
important in the high season.
Privileges in the clubhouse may be revoked if you exceed this
number. This is a septic issue, and
is very important!
- THIS IS A NO-SMOKING UNIT. Evidence of smoking
in the unit will cause forfeiture of entire rent and deposit and immediate
tenant eviction.
- NO PETS are allowed in or on
vacation property premises. A pet or evidence of a pet found on premises
will cause forfeiture of entire rent and deposit and immediate tenant
eviction.
- NO HOUSE PARTIES allowed. Violations are
grounds for tenant eviction without refund or rent or deposit. No
sororities, fraternities, school or civic groups allowed. WE DO NOT
RENT TO GROUPS OF YOUNG PEOPLE UNDER THE AGE OF 25.
- WE RESERVE THE RIGHT not to refund
deposits, refuse rental or to discontinue occupancy if in our judgment
your occupancy of the unit is detrimental to the property. As we reserve
the right to enter the premises at any time for the purpose of inspection,
repair, management or showing to prospective buyer. Property may not be
used for any unlawful purpose.
- If you must CANCEL or CHANGE DATES,
on daily or weekly rental, a 30 DAY NOTICE PRIOR TO ARRIVAL must be
given for your payment to be refunded or transferred. If less than 30 days
notice is given, we will make every effort possible to re-rent the unit.
If it is re-rented, $50 will be deducted from your payments, and the rest
will be returned. If the unit remains un-rented, no fees that have been
paid will be returned.
- In case of voluntary or involuntary
evacuation (in case of hurricane), any reserved dates that you are unable
(due to evacuation) to use, will be credited to you. You can either
transfer these to another date, or you may be refunded the money.
- Your deposit is placed in an account. This
deposit DOES NOT APPLY TO RENT. OUR CHECK for your FULL DEPOSIT
WILL BE MAILED within 14 days after we receive the keys and
evaluation, provided there is no damage, the unit is left reasonably clean
(dishes, cookware, etc., must be washed and placed in cabinets), and trash
is removed and placed in proper outside container. This includes leaving the garage the
way you would like to find it.
Please return all boogie boards and toys to the closet, line up
bikes in the bike rack, and helmets on the bench.
- PARKING - There is a two car
garage, and space for two vehicles outside. Additional vehicles or boats can be
parked in front of the clubhouse.
- If the housekeeper has to remove
trash, or do excessive cleaning or replacing items to their proper
locations, there will be an additional charge, as you are responsible to
remove trash and any items from the refrigerator.

SIGNATURE CERTIFIES that you have read this agreement and understand and agree to abide
by it. YOUR SIGNATURE also certifies that you are an adult and
financially responsible for any damage by parties present during your tenancy
dates. Any reservation made under false pretense will result in loss of deposit
and rent.
